Marketing your home is no different from marketing yourself. We all know the adage: “You only have once chance to make a first impression.” Whether it’s a job interview or selling your home, optimizing that “one chance” will bring you closer to success.
Regardless of the season, creating a great first impression for potential buyers is the first step to the successful marketing of your home. First impressions begin on the outside. Take a look at the exterior of your home with fresh eyes and maximize your home’s curb appeal.
This doesn’t mean going out and hiring a contractor or spending tons of money. Simple details like a fresh coat of paint on your front door, seasonal plants or a welcoming doormat demonstrate that your home is cared for. These kinds of cues make your home more desirable and will draw buyers into your home.
You may think cosmetic touch ups aren’t necessary, since many buyers renovate new properties. You may be right, but paying attention to the details can separate your listing from the competition.
I'm not saying go overboard or put up flashing lights. It might mean dressing your entrance area with seasonal materials or sweeping away debris. Your home may need outdoor maintenance like power washing or finally installing that new shiny mailbox you've been thinking about forever.
Many home buyers gauge their interest in a home just by glancing at its exterior. These relatively small and inexpensive efforts will enhance your home’s exterior and serve as a welcoming invitation to further explore your listing. Improving your home’s curb appeal can increase the likelihood of a successful sale and that’s what we call a lasting impression.
